Grading and drainage in Navan
Navan is about 26 km and 28 minutes from Rockland. Bear Brook, a web of municipal drains and private wells and septic systems shape how a yard here should drain, and we grade around them.

What shapes drainage in Navan
Bear Brook. The City’s zoning floodplain overlay and South Nation Conservation’s 1-in-100-year flood mapping for Bear Brook both reach into the village. Grading or fill in a regulated area, including floodplains and land near watercourses and wetlands, needs an SNC permit under Ontario Regulation 41/24.Source: South Nation Conservation, regulations and permits
Municipal drains. The Stanley Edwards and McWilliams municipal drains cross the village, and Ward 19 has 65 named municipal drains in the City’s records. Roadside ditches and drains can’t be altered or blocked without approval.Source: City of Ottawa, Site Alteration By-law 2024-448
Sandy ground in places. At the village centre, geology maps show Champlain Sea deltaic sand with high permeability, while regional maps show marine silt and clay nearby. Soil can change within a lot, so how water moves on yours matters more than the map.
Wells and septic. Navan isn’t on the City’s list of public water and wastewater areas, so most lots have a private well and septic system that the grade has to work around.Source: City of Ottawa, Infrastructure Master Plan, Appendix D
